Status legend

Every row in the comparison ledger carries one of three labels, in the same wording here and on the comparison ledger.

Verified
Documentation, price per m² and location metrics checked against source documents. Every figure carries a unit and a date.
Pending
A claim we have not yet confirmed with a document. It stays marked as pending and is never rounded into a verified figure.
Blocked
If an item is blocked, we tell you before you commit.

Coverage and working scope

Where the ledger runs, and where it stops

Scope, stated first: we work only in government-controlled areas of Ukraine. If an address falls outside that line, you hear it before we open a file.

Each city below carries an analyst sample with district medians per m², metro walk times and a documentation check per building. Depth is not equal everywhere, so it is printed next to every city.

How it works

Four steps from your criteria to state registration

We do not publish an open listing catalogue. We build a comparison ledger for the apartments you are actually considering, and every figure in it carries a unit, a source and a date.

  1. Criteria brief

We agree the comparison columns with you: price per m², district, metro minutes, floor, documentation status and viewing availability. Nothing enters the matrix before you approve the criteria set.

Your part: you approve the criteria and the budget ceiling.

  2. Comparison ledger

We assemble the matrix, one row per apartment and one column per criterion. A typical entry reads USD 1,180 per m², district median, analyst sample verified in March. Metro times combine the walk with gate, entrance and lift time.

Your part: you review the rows and mark the apartments worth inspecting.

  3. Viewing coordination

We set the viewing sequence and the travel order between addresses, confirm access with the seller or the building manager, and send you the schedule with the slots that are still open.

Your part: you attend the viewings and confirm which apartments stay in the ledger.

  4. Documentation review and transaction support

We check the ownership record, encumbrances, seller authority and utility arrears, and mark each item verified, pending or blocked. If an item is blocked, we tell you before you make an offer. Then we coordinate the deposit, the notarised agreement and the state registration.

Your part: you sign the agreement and register the title. We are a real estate agency, not a law firm, and we do not provide legal advice.

Initial consultation

Bring three apartments. Leave with one comparable decision.

The first call runs about 30 minutes. You describe the district, the budget and the move-in window. We open the comparison ledger with you and mark which columns still need data before any viewing is booked.

What the call produces

  1. 01 A shortlist of districts matched to your commute and budget, with price per m2 sourced and dated.
  2. 02 A viewing schedule draft. Two or three buildings, coordinated in a single afternoon.
  3. 03 A document checklist per apartment, with each item marked verified, pending or blocked before you commit.
